Hairline cracks can be defined as cracks in the surfaces of concrete, drywalls and plaster with widths so small as to be barely visible. Some hairline cracks can be known as ‘cosmetic cracks’ due to the it being more a visual flaw rather than a serious structural flaw. These hairline cracks are typically found in the walls and ceilings of your property.
What causes hairline cracks?
There can be a few causes of hairline cracks:
- Aging property: Generally hairline cracks are fairly common as the property ages and settles and can be a common occurrence
- Moisture damage / temperature fluctuations: Periods of high heat and humidity followed by cold temperatures may cause the material of the walls and ceilings to expand and contract, which can lead to hairline cracks.
- Too much weight above the ceiling: If you live in an apartment, the weight of the apartment unit above can be too concentrated and heavy above. If you live in a house, if cracks recently appeared, was something heavy placed in the attic which is not being supported well by the ceiling / floor of the attic.
- Drywall installation: Poorly taped joints due to an inadequate use of drywall mud could mean the weaker adhesion and hence separation.
- Foundation problems: Multiple cracks which leads into larger cracks can be a potential cause of structural problems
When should you be worried about hairline cracks?
If you are worried, it is always best to contact a professional structural engineer to investigate. Here are some indicators on when it could be a good idea to contact an engineer:
- Hairline cracks turning into wider cracks. If it is reaching 5mm in width, it may be a good idea to speak to a structural engineer.
- Sagging ceilings and cracks can be a concerning combination, especially if the cracks are extending fast over a short period of time
- Cracked or bowed walls
- Uneven floors that slope or sag
